Benny's Sells Real Estate to Carpionato, Asking Price Was $72 Million

Benny's real estate portfolio asking price was $72 million
Benny’s Inc. has sold its much of its real estate holding to Carpionato Group, LLC. GoLocal has learned that the asking price of the portfolio was $72 million. The final price has yet to be disclosed. But, properties in the portfolio are valued by tax assessors in the tens of millions.

In Providence, the Benny's Branch Avenue location is assessed at a value of $1,541,100. The Cranston location is held in a separate real estate holding company and that location at 148 Atwood Avenue in assessed at a value of $2,679,300. And, the Wakefield Store is held in yet another realty company -- that property is assessed at a value of $1,548,600.  Tax assessments are often lower than the actual market value of the real estate.

The store closings cost more than 700 jobs -- more than 400 were located in RI. There were 31 store locations.

The real estate locations are in Rhode Island, Massachusetts, and Connecticut -- all previously occupied by Benny’s retail stores.

Howard Bromberg, the President of Benny’s, Inc., said, “We’re especially pleased to be able to sell these properties to a local real estate development and management company who understands the Benny’s legacy and is familiar with our locations.”

Carpionato Group owns and develops properties ranging from Chapel View in Cranston to University Marketplace (formerly University Heights) of Providence's East Side. He purchased and demolished the historic Providence Fruit Market and then never developed the property. It is still vacant more than a decade later.

“It is a privilege for our organization to succeed to the Bromberg family’s ownership of these properties. Benny’s has been such a vital part of our community for generations. Like Benny’s, we, too, are a longstanding member of the same community. We are grateful for the opportunity to carry on the Bromberg’s tradition of responsible real estate ownership and management,” said Alfred Carpionato, the President of Carpionato Group, LLC.
