Carpionato Group Announces Proposal for $230 Million “Gateway Destination” on I-195 Land

The Carpionato Group is proposing to create a $230-million gateway development called “The Row at College Hill” on parcels two, five and six of the former I-195 land near the Providence River.

The company presented its proposal to the I-195 Commission on May 9.

“As a life-long Rhode Islander, nothing is more important to me than investing in our state to develop magnificent destinations that enhance our community while serving as a catalyst to create jobs and spur meaningful economic growth. The Row at College Hill will engage and repurpose this land in a way that enhances the surrounding neighborhoods, provides abundant short and long-term employment and generates significant new tax revenue for both the City of Providence and State of Rhode Island,” said Alfred Carpionato, Chairman, and CEO of Carpionato Group.

This proposal comes one week after GoLocalProv reported that the group purchased Newport Grand from Twin River.

The Row at College Hill

The Row at College Hill would cover 500,000 square feet on 4.05 acres of land, The Row at College Hill will be built to LEED Silver standards and includes plans for a hotel and hospitality center, restaurants, retail, apartments as well as innovative research and development office space. An additional 250,000 square feet of underground parking would also be included.

“The key to this project is the size and scale, which allows us to create a true destination experience that meets the demand for housing, innovative research, and office space and provides a live-work-shop-play environment. We believe our vision for The Row at College Hill enhances the significant infrastructure investment made by the state in the area, and allows for collaboration opportunities with Rhode Island’s emerging life-science industry, our thriving arts community and world-class educational institutions,” said Kelly MacArthur Coates, President of Carpionato Group.

According to the group, they have conducted over 30 meetings with area stakeholders in order to “ incorporate community feedback to ensure this project is appropriate in scale and fits within the context of the surrounding historic neighborhoods.”

Carpionato Group estimates The Row at College Hill will create more than 1,600 construction jobs and more than 1,050 permanent jobs upon completion.
