Evan Granoff: 13 Who Made a Difference in RI in 2013

The man who brought the Providence Arcade back to life: Real estate developer Evan Granoff.
One of the 2013's biggest events for Providence -- the reopening of the historic Arcade downtown -- wouldn't have been possible without the man behind the project, developer Evan Granoff.

The country's oldest indoor shopping mall that opened in 1828 closed its doors in 2008, leaving the Greek revival as an empty anchor between Weybosset and Westminster Streets. In 2010, GoLocal talked with James Hall, the Executive Director of the Providence Preservation Society at the time, about the historical significance of the Rhode Island landmark. After much speculation, the city confirmed in 2012 that plans were underway to redevelop the space into retail and living spaces, in the way of "micro-lofts".

Enter Granoff.

The developer and real estate owner oversaw the Arcade turnound, which culminated in a kick-off this fall with retail shops open on the first level, and tenants soon to move in on the upper ones.

Granoff told GoLocal, "Making these properties economically viable again is a top priority for me. Channeling the financial district into a new infrastructure of arts and education based economy is also key to the success of downtown Providence. The Arcade project has become successful because the public has really supported it - everyone has an Arcade story or memory. The micro-lofts appeal to so many different types of people - recent graduates, professors, hospital workers who commute to Providence from elsewhere. The micro-retail is carefully curated to showcase local businesses whose focus is on style, design, fashion, and the arts."

Of note, Granoff said that the Arcade had a local-focus. "We haven't accepted any chains - these are small Rhode Island based businesses, and I think entrepreneurs appreciate this approach to our retail plan. Local people have an affordable place to expand their business and open a second location, or a first location for some."

The city streets in Providence seem a bit livelier these days with folks coming and going from the Arcade once again -- and Granoff helped make that happen.
