She Has Sold Nearly All of Watch Hill's Real Estate This Year, What She Says About the Market

This year, Donna Simmons of Mott & Chace Sotheby’s International has been a player in nearly every property sold in Watch Hill.

Of the $30 million in transactions to date, Simmons has been involved in $26 million of those sales.

She knows the high end of the market and much more.

She says the market has changed.

Simmons said in an interview on GoLocal LIVE,  “Prices are up 12.1% throughout the state this year, and while the number of listings has been down somewhat, it just shows you that the price per house has averaged up, and that is something that buyers have to be very cautious about because they don't want to be caught in that spiraling up.”

High-end buyers have been on hold due to market uncertainty, interest rates, and the American Presidential election.

 

Buyers Opportunities

“I think the key is if you're buying is finding a seller who really is motivated to sell not because they have to but maybe because they're retiring and going to another state or they need to downsize because of health issues or they're moving into assisted living and I would just say to buyers look for those kinds of situations,” said Simmons.

She added about home sellers that many “Right now it's just people are in stuck in place because they have a 2.8% mortgage or 3.5% mortgage.
