New Owners of Historic Blackstone Boulevard Bodell House Seeking Subdivision

East Side’s Frederick E. & Albina Bodell House recently sold for $3.8 million -- and the lot is now up for consideration of subdivision before the city.
The new owners of a property in the Blackstone Boulevard historic district in Providence are seeking a subdivision into five smaller lots — less than two years after a proposed subdivision of an adjacent historic property faced strong opposition from neighbors.

The Providence City Plan Commission sent abutters to the property at 25 Balton Road on the East Side an agenda for the City Plan Commission meeting on Tuesday, August 16 that calls for a “minor subdivision” at the property (see below).

The listing agent is Jim DeRentis with Residential Properties — the husband of former Providence Mayoral Candidate-turned-Chief Operating Officer Brett Smiley, now Chief of Staff to Governor Gina Raimondo.

GoLocal reported in July 2016 of the property at 25 Balton:

Residential Properties Ltd. has announced the sale of the Frederick E. & Albina Bodell House for $3.8 Million, marking the highest MLS sale on the East Side this year, and the second highest MLS sale ever recorded on the East Side. 

Originally built in 1929, the house is set upon almost an acre of park-like grounds. As one of the last remaining East Side estates, the Frederick E. & Albina Bodell House offers finely appointed rooms featuring impeccable craftsmanship and every amenity possible. 

The property is currently listed at $2.1 million on Residential Properties’ website.  An additional lot had been listed on the original sale at 408 Rochambeau.  

The seller was Carl I. Freedman, trustee of the B25 Revocable Trust Agreement. The buyer was 25 Balton Rd. LLC.

 

Neighborhood History

The house at 25 Balton is listed by Jim DeRentis.
In November 2014, over 100 East Side residents -- and elected officials -- showed up to the City Plan Commission to voice their opposition to another proposed subdivision of a historic Blackstone Boulevard property, owned by the Granoffs at 440-460 Rochambeau.

The highly contested Granoff property sold one year ago in May. As GoLocal reported in 2015:

Residential Properties LTD. announced that it has completed the sale of the William E. and Clara A. Bridgham Estate on the East Side of Providence for the price of $4,000,000.

The sales team of Markham + DeRentis Associates represented the sellers, while the buyer's agent was RPL Sales Associate Rebecca Rubin. 

“We were very proud to have our company representing both sides of this very important East Side property,” says James DeRentis, founding member of Markham + DeRentis Associates.

[In fall 2014], neighbors had vigorously opposed a plan to divide the lot into 12 parcels for sale.

Tuesday’s Agenda

The agenda that was sent to abutters of 25 Balton Road listed the meeting item for Tuesday’s meeting at 4:45 P.M. in the first floor meeting room at 444 Westminster Street as following:

The applicant is proposing to subdivide a lot in the R-1A zone measuring 40,750 SF into five lots. Two of the lots will measure approximately 8,750 SF. The other lots will approximately measure 7,727 SF, 8,024 SF and 7,500 SF - for action (AP 93 Lot 347, Blackstone).
